The house lies in a quiet little street off the main road through Sant’Arcangelo. Just beyond the house the countryside begins and the road becomes a white track leading into the hills above. It is attached to another house on one side, and across the street, in a little square around a fountain are some old restored fishermen’s homes. Sant’ Arcangelo is located on the South side of the Lake, not far from Castiglione del Lago and the Tuscan border, at 45km from Perugia. From the village ferryboats take you to Isola Polvese, the nearest island in the Lake. It can be easily reached from the autostrada A1, exit Chiusi - Chianciano, or from motorway E45, exit Magione.

The house is built of plastered brick and stone. On one side it is connected to a lower house. It has three floors and a low attic, with in total 15 different rooms. The house has a solid structure but needs total renovation. It still contains beautiful features such as the original double shutters and doors, and a big stone fireplace.

The restoration costs are estimated aat about 450,000 Euros.

From the entrance the main door leads to the central hall with terracotta floor and beams. Five doors leading to the kitchen, with the feature fire place, a bathroom and three rooms. Two rooms have doors and windows to the garden, very suitable as lounge and dining room. Under the stairs off the kitchen there is a storage room. The ground floor has in total three entrances. All the rooms have feature beams and terracotta floors. From the central hallway the large stairs lead to the first floor.

At the top of the stairs of this "piano nobile" (noble floor) three doors lead to five different rooms: at the right there is a big, light room with two windows, straight on a kitchen and a small room next to it, to the left there is the old distinguished lounge with high ceilings and windows, and a large room off the lounge. All the windows have beautiful double unpainted wooden shutters (on the inside and outside) and terracotta floors. Views to the garden and the hills.

At the top of the stairs of the second floor there are four doors leading to five rooms: three large double bedrooms and one smaller with annex kitchen. From these rooms one can see the Lake and the surrounding hills. This floor has a somewhat lower ceiling and smaller windows, wooden beams and terracotta floors. Stairs to the attic (low ceiling)

The private garden can be reached through the entrance at the right of the house. It is a lawn of about 12 by 20 metres, bordered by a laurel hedge. It is not a big garden, but would be ideal for breakfast, an afternoon glass of wine or al fresco dining.
